The two honest options for the valley's older pools, side by side: what each costs, how long each takes, and the shell test that decides between them.
Home Remodel or Rebuild
Side by side
| Factor | Remodel | Tear out and rebuild |
|---|---|---|
| Right when | The shell is sound and the shape still works for the yard | The shell is failing, the layout is wrong, or you want a different pool entirely |
| Planning range | $15,000–$120,000 by scope, most full remodels $30,000–$65,000 | $90,000–$165,000 typical new-build range, plus the old pool's removal inside the site lines |
| Timeline | 2–8 weeks of work for most scopes | Full new-build clock: 4–8 weeks permits, 9–16 weeks construction |
| Permits | Structural, gas, and electrical scopes pull them; a permitted remodel triggers the §115922 safety features | Full new-pool permit, safety features, and enclosure from the start |
| What resets | Finish, tile, coping, equipment: the wear parts | Everything: shell, systems, warranty, layout, depth, features |
| The risk | Hidden shell or plumbing problems found after draining | Cost. It is a new pool, priced like one |
Almost every remodel-or-rebuild argument is really a shell argument. Sound shell, workable shape: the remodel wins on money and time. Cracked, leaking, or delaminating shell, or a shape the family has outgrown: money spent resurfacing it is money spent twice. The assessment described on the remodeling page exists to make that call with the pool drained and sounded, not from a photograph.
A structural remodel sits between the two: keep the sound shell, change what is inside it. Floor raise, added Baja shelf, added attached spa, new steps and benches. It prices at $65,000–$120,000 in this market and resets most of what a family actually uses, without paying for a new excavation.
Decision questions
Partly. Surface cracking, hollow-sounding plaster, leaks with a falling water level, and coping movement all read from the deck. The firm answer comes drained and sounded, which is why the remodel assessment happens in two steps: a deck-level read first, and the drained inspection priced into the scope decision before the big number is signed.
It is demolished and hauled off as part of the rebuild's site work, then the new pool is excavated and built in the same programme as any new construction. Demolition and haul-off sit inside the rebuild estimate's site lines, named there, not added later.
A remodel, almost always: 2–8 weeks of work for most scopes, on a permit path that is shorter or absent for surface work. A rebuild is a new build wearing a demolition in front of it, so the full new-build clock applies: permits at 4–8 weeks, construction at 9–16 weeks.
