Cost drivers

What moves a new-build quote

The site

Slope, soil, rock, and access. A flat Camarillo lot and a Lake Sherwood hillside are different construction projects wearing the same name. The site lines belong at the top of the estimate, not in a change order.

The scope

Size, spa, Baja shelf, water and fire features, decking area, and finish level. This is your budget to steer, and the cost guide prices each piece.

New build questions

Before the consultation

What is the first step in building a new pool?

The ballpark, then the design consultation. The consultation produces a 3D design and a line-item estimate for your lot. Nothing about a pool gets real until someone measures your yard, your slope, and your access.

What does new construction include, start to finish?

Design, engineering where required, the permit package, excavation, steel, plumbing, electrical, gunite, tile and coping, finish, equipment, decking in the scoped band, safety features for final inspection, and startup with an owner walkthrough.

How disruptive is the build?

Excavation is the loud, dirty week. After that the yard is a construction site in phases: steel and plumbing, gunite, then finishes. Most builds run 9–16 weeks of construction after permits. Your project manager sequences the phases and tells you what is coming each week.

Can you build a pool in a small or awkward yard?

Usually. Plunge pools and spools exist for exactly that, and gunite takes whatever shape the lot allows. The design consultation is where awkward becomes a plan instead of a guess.
