The four routes Conejo buyers actually use, what each one is, and when to arrange it. This page names lender types only, and publishes no rates, because rates move and a stale rate helps nobody.
Home Pool Financing
The routes
A revolving line secured by the home, drawn as the build bills. The draw structure suits construction: money moves at stage completions rather than all at once. Offered by banks and credit unions. Terms, limits, and rates are the lender's, set when you apply.
A fixed loan for a set project amount, secured or unsecured depending on the lender and the size. Suits buyers who want the total closed before the dig starts. Offered by banks, credit unions, and home improvement lenders.
Specialist pool lenders write unsecured loans sized for pool projects, with no lien on the home. The trade for no lien is the lender's pricing, quoted at application. This is the route many buyers use when equity is thin or the home was bought recently.
Refinancing the mortgage and taking part of the equity as cash for the project. The slowest route and the one most tied to where mortgage rates sit, so it suits buyers who were refinancing anyway. A mortgage lender or broker handles it.
Sequence
The calculator ballpark is for your planning. The line-item estimate from the free design consultation is the document a lender can work with: it names the scope, the site lines, and the total for your actual lot. Arrange the money against that number, with the contract's stage schedule in hand, and the build never waits on paperwork. The consultation costs nothing, so the sequence costs nothing either.
Financing questions
No. Conejo Pool Builders is not a lender, and neither is the builder partner. What we do is produce the document lenders actually underwrite against: a line-item estimate for your lot, from the free design consultation. Financing arranged against a website ballpark tends to unravel; financing arranged against a priced design holds.
After the design consultation, before the contract. You want the approval sized to the line-item estimate, not to a guess, and you want the draw schedule, if your loan has one, matched to the build stages in the contract. Starting the loan conversation during design week costs nothing and removes the one delay that is entirely paperwork.
Generally: the contract and line-item estimate, the builder's licence details once the partnership is signed and published here, your property and income documentation, and, for secured loans, an appraisal conversation about the home. Requirements are each lender's own; this page names the types, and the lender names the terms.
Run the ballpark in two minutes, or book the free design consultation and get a 3D design with a line-item estimate for your lot.
